“Stanley, this is Jake Cohen. I have Edith coming over to the apartment to pick up my car. Can you let her in and tell the valet on duty that she has authorization to take the car?”
Stanley’s voice came through the car’s speakers, “Yes, Mr. Cohen, I’ll call Mario now. I know Mrs. Kennedy so there won’t be a problem.” Jake hung up the phone and turned his attention back to Bear.

If I’m your landlord and you grow quickly, I’ll have another building you can buy or lease later. I own many buildings in this complex. I’ll also give you the space for less than you’d get it for if you buy. If you buy, you may be stuck with a building you can’t fill either with your own business or with tenants. You said you need twenty-thousand square feet. From what you’ve told me you’re over estimating what you need, but with this space you’ll have room for growth. Drive down Route 1, opposite the Carnegie Center. I own a building recently vacated by one of those companies who took their corporate headquarters up to Canada. It has five floors, each twenty five thousand square feet.” Bear shuffled through his papers.
“How old is it?” Jake asked.
“It was built in the nineties but I gutted the building and renovated the inside. I will configure it to suit, but any decoration or amenities would be your responsibility. The top floor has a new roof so no worries about leaks. It’s two miles ahead of us.”
Jake shifted into the left lane to pass a truck.
“How soon could you get it done?”
“It could be ready in about thirty days. The basics are already there. You’d need an architectural design firm to fix your layout so you don’t have to screw with it later. The building is very modern and I know that’s what you like.”
“Is it on the left or right side of the road?” Jake asked as he passed a Mazda.
“The left, I’m in negotiations with an insurance company for the first floor. One of the biggest architectural design firms on the East Coast has already moved into the second, third and fourth floors.”
“There it is.” There was a convenient access turn right across from the building so Jake took it around to the light. The light changed and Jake crossed the highway onto the private road that led to the complex.
Jake turned into the parking lot and looked at the façade of the structure. He was impressed. “How big is the space again?”
“As I said, the top floor is twenty five thousand square feet which is more than you need and lets you have bigger offices for your individual employees or to build some empty offices for future expansion.”
“This area has nothing but office buildings. Where does someone go for lunch?”
“The first floor will have a cafeteria and an upscale restaurant, so the tenants don’t have to drive into Princeton proper for a meal. The building has executive and guest parking spaces near the front door and enough employee parking for all five floors. Would you like to go inside?”
“Yes, I think so. A lease, as you suggested, may be a better idea. We could do it up any way we want it?”
“I’ll put up any walls you want. I like glass-enclosed offices for a modern commercial space. It also makes the inner area well lit. I’ll also take care of the plumbing. The elevators and the break and coffee room are also fixed in place because they have plumbing. The first floor will have a gym and I’ve been assured that the fees will be discounted for tenants.”
“How much money will it cost per square foot?” They started to walk toward the building.
“First, look at the space.” Bear opened the front door.
They went into the foyer. There was a security guard at the entrance plus a reception area very tastefully done in grey and lavender with light oak furniture. “Each of my larger buildings has reception and a guard at the entrance. It makes for a higher level of security. There are fire doors and they are all alarmed. I have security cameras on every door and by the elevators on every floor. There is a separate guard who monitors the cameras. It’s included in the lease as is the receptionist for the building.”
Jake looked around the lobby inspecting for signs of upkeep.
“Good morning, Mr. Drummond.”
“Good morning, Agnes. We’re going up to the fifth.”
“Can you and your guest sign in please?” Bear and Jake signed the log book and went over to the elevators.
“We have dedicated one elevator for the architects so you don’t have to wait for them to stop on their floors. The other three go to all five floors. There is one elevator in the back that also stops at every floor for maintenance, et cetera,” Bear told him. He pushed the elevator button and the doors opened immediately.
The upstairs space had wraparound windows and plenty of light but Jake saw what Bear meant about glass doors. He decided right away to take it. With the cafeteria, gym and restaurant on the first floor, it was a good fit. He’d sign the papers, depending on the rent, and have Carlo come down on Monday. They’d continue to operate out of the old New York City building for thirty days which is about how long it would take to sort the files and pack the law library, which was going with them.
“I’ll take it, Bear, depending on how much it is.”
“Good, I thought this space was the best suited to your needs. Why don’t we go down to the architects on the fourth floor and see what they can do for your space?” Bear named a price that was less than half of what he paid in Manhattan.
“That’s a fair price. It will allow us to do it up with class.”
“That’s the going rate in this area. It’s depressed because of the economy but I’m getting new tenants every day and the law of supply and demand will eventually catch up with the rent. I can give you a ten-year lease plus a fifteen percent discount because you are a club member, although if you take the discount I’ll expect you to extend the same courtesy to other club members.”
“Since most of them are my clients, I already extend that discount to them. I’ll make sure Del Monte does the same. Let’s go sign the papers. I want to go see how my boy is doing on the house hunt.”

Gerry handed Davey a piece of paper.
“It’s eight thousand one hundred square feet. But I think it needs renovation, even though the broker says it’s in move-in condition. The macadam driveway has to go and be replaced with the kind of pavers Danny and Gary used at their house,” Brian said.
“Let’s go inside.” Gerry led the three subs up the four steps to the house.
Davey went up the open staircase and along the gallery. He inspected the bathrooms. There were eight and a half bathrooms and eight bedrooms. Gerry showed him the mother-in-law suite on the property that could be used for a housekeeper and a large apartment over the three car garage for a driver. “The appliances are fairly new, but I’d get new appliances with a panel to match the cabinets. The floors should also match the cabinets. Get rid of the white cabinets and replace them with wood, they look too industrial, they’re Formica and dated.” Greg opened the cabinet doors.
“Normally I’d just get them refaced with new doors, but these are fugly,” Brian said as Davey giggled. “You could take some of these and the appliances and put them in the garage apartment for the driver.”
“I don’t like the idea of two mini air conditioning units. You should have one unit and divide it into four zones. You should put radiant heat in the floors, also with four zones.” Greg examined the heating unit. “They may have redone the inside, but they didn’t do the mechanicals. Look, the heating is hot water baseboard instead of radiant, all of this needs to be replaced.”
Gerry said, “The roof is new but you’d need to talk to Danny about the landscaping along with the pavers because it is pretty sad.”
“I think the cabinets in the kitchen should match the wood floors, the floors are light maple, am I right?” Davey asked.
“Yes, it looks like light maple. I’ve seen it done with sliding Plexiglas doors for the top cabinets. It looks very nice,” Greg said.
“Granite for the countertops and tile for the backsplash?” Davey asked Greg.
“That sounds right. You’ll have to pick a color scheme with one color that is carried throughout the whole house.” Greg peeked at the bedrooms.
